Winter is fire season. According to the U.S. Fire Administration (USFA), the number of residential building fires peaks in December, but is collectively the highest in the three winter months of January, February and March. While cooking fires are the leading cause of all winter residential building fires, the high cost of home heating fuels and utilities have caused many homeowners to turn to wood burning stoves, space heaters and fireplaces as alternate sources of home heating, increasing the risk of home fires from those sources as well.

"No matter where you live, the winter months bring family get-togethers. Please take extra precautions to keep your families and homes safe during these high risk months."

A combination of prevention, precautions and good old common sense can help avoid costly and often tragic residential fires. Here are some tips that all homeowners should keep in mind:

Furnace and Heater Safety Tips

Ø Check that furnaces and heaters are in good working condition before using, including controls and emergency shut-offs.

Ø Keep electrical space heaters away from water, and trash and other combustibles away from all heaters.

Ø Use heaters and other fuel-burning appliances in well-ventilated rooms – and always use the fuel recommended by the manufacturer.

Fireplace and Stove Safety Tips

Ø Have your fireplace or stove chimney inspected annually and cleaned if necessary.

Ø Install wood stoves at least 36" from flammable surfaces and on a suitable floor support.

Ø Don't use flammable liquids to start a fire and don't keep flammable materials near your fireplace or stove. Control sparks with a glass or metal screen.

Ø Dispose of hot ashes in a metal container. Never discard them inside or near your home.

Ø Don't close the fireplace damper if hot ashes remain in the fireplace. The fire may reheat and force carbon monoxide into the house.

Kitchen Safety Tips

Ø Watch that pot! The leading cause of fires in the kitchen is unattended cooking.

Ø A rule to live by: Keep things that catch fire away from sources of heat. This includes keeping stovetops, burners and oven surfaces clean.

Ø Keep pets and children away from the stove, and keep pot handles turned in.

Ø Wear short or tight-sleeved clothing when cooking.

Ø Know what to do in the case of a fire, but leave the house promptly if you are not able to quickly smother the fire with a pot lid. Never pour water on a grease fire or attempt to move a burning pot.

Decorating Safety Tips

Ø Purchase a fresh, live tree or a fire-resistant artificial tree, and then set it up away from heat sources. Give live trees a fresh cut and add water to the tree stand frequently.

Ø Trim the tree with non-combustible or flame-resistant decorations. Never use lighted candles on your tree or other evergreen decorations. And dispose of wrapping paper, ribbons, etc., after gifts are opened.

Ø Don't use electric lights on a metallic tree; check "outdoor" lights for certification; and turn off all lights at bedtime or when you leave the house unattended.

Ø Burn candles in fire-safe holders, away from flammable materials and always within sight.

September is National Indoor Toxic Mold Awareness Month

With the tremendous rainstorms, mold remains a concern in the Chicagoland area. I caution each of you to stay alert for signs of indoor mold.

Preventing mold growth indoors is straightforward – mold will not grow without moisture or water. But, if your walls or carpets do get wet, it's important to dry them quickly, within two days. Even though molds are part of the natural environment and play an important role outdoors in breaking down dead organic matter like leaves and fallen trees, inside homes, it's another story. Mold growth indoors can cause serious health problems, allergic reactions and, when left unchecked, even property damage.

The Center for Disease Control says that all molds should be removed from the indoor environment.

PuroClean offers the following tips from the U.S. Environmental Protection Agency to help Chicago homeowners protect their families and property from the hazards of indoor mold:

· Keep moisture out

o Keep air conditioner drip pans and drain lines clean

o Clean gutters regularly

o Make sure that the ground around your home slopes away from the foundation to keep rain water out of your house

· Keep humidity low

o Vent appliances such as clothes dryers to the outside

o Use air conditioners and/or dehumidifiers to keep indoor humidity levels below 60 percent (and ideally between 30 and 50 percent)

o Clean up spills and leaks immediately – within 24 hours

o Control condensation by putting insulation around cold water pipes, and, open your windows when practical for ventilation and air flow.

And remember: Simply removing the mold is not enough. If you don't take care of the moisture problem that allowed the mold to grow in the first place, the mold may simply grow back.

Lessons Learned from the Recent Rain Storms

We are finally pulling the last of our equipment from our clients homes and businesses, and finally have time to reflect on the recent rains that created this surge event. I learned a few lessons from these storms and want to share them with you:

Relationships matter. I received more than 1,000 calls this summer from potential clients following the many rainstorms. Those people whose names I immediately recognized where those I called back first.

Think ahead. Just because you've never needed a property damage restoration firm doesn't mean you won't at some point. Take a few minutes to learn who the best firms are in the industry, and cultivate relationships with them.

Help where you can. When appropriate, I advised potential clients how to handle their OWN water removal. Every project doesn't require me to handle the job. But it does require someone to tell you what to do. I helped numerous people by telling them exactly what to do on their own to minimize the damage and save some money.

Don't wait!! Recognize when the damage is extensive. There's a big difference between two inches of water and two feet of sewage. Time is critical to keep the current problem from turning from a simple drying project into ripping out drywall, floors, etc.

Get a battery back-up for your sump pump! 85% of the projects I handled were standard sump-pump failures.

Most projects were Category 2 (standing, gray water) events. These are easily mitigated and rarely cause heavy damage. However, it only takes a few days to turn a Category 2 event into a Category 3 (standing, black water) event. Mitigation becomes much more difficult, requires additional equipment, more man-power and significantly more money.

Preventing Indoor Mold - warm weather tips on moisture control

With the rain and the coming heat, Chicago area homeowners should worry about mold in their homes during the summer months. Mold can grow almost anywhere there is moisture and it grows on almost anything: paper, cardboard, ceiling tiles, wood, fabric, insulation, even dust. It can cause serious damage to a family's home and health if the homeowner doesn't take steps to control and deal with it quickly and effectively.

According to the Centers for Disease Control (CDC), the key to both preventing and remediating mold in the home is controlling moisture. Mold cannot grow without moisture, so a homeowner needs to identify and control moisture sources in the home to prevent the spread of mold.

While Home Prices May Be Falling, Insurance Premiums Are on the Rise

Already plagued by stubbornly low home prices, homeowners soon may be facinganother blow: rising insurance premiums.

After five years of relatively stable premiums, some of the country's biggestinsurers have raised rates—or say they plan to. Premiums vary by state, but lastyear, State Farm Mutual Automobile Insurance Co. says it increased homeownersrates 7.3% on average and, this year, has raised them in 18 states, including afew by more than 7%. By contrast, it cut rates in just two states.

In Florida, upscale insurer PURE Risk Management raised premiums 11% this year. Fireman's Fund Insurance Co., a subsidiary of Allianz SE, saysit has started to raise premiums in some areas. For some Pennsylvaniahomeowners, premiums shot up 33% last year.

For homeowners, the increases may seem counter-intuitive. Why are they payingmore to protect a house that may have lost significant value? Insurers saypremiums are partly based on rebuilding costs, not on a home's appraised marketvalue. When energy and building-material costs rise, insurers sometimes raisepremiums, said Mike LaRocco, chief executive of Fireman's Fund Insurance. Evenwith the recent decline in commodities prices, gasoline is up 37% in the pastyear, copper is up about 20% and plywood is up around 8%.

There may be more premium increases on the way, experts say, given the risingtoll of natural disasters, including recent tornadoes and extreme weather in theU.S. and the earthquake and tsunami in Japan in March.

New risk models also are causing insurers to reassess rates, said PUREPresident and CEO Ross Buchmueller. A new hurricane model used widely across theindustry forecasts a higher "wind risk," even for homes far from the coasts,driving premiums higher.

Federal flood-insurance prices may rise as Congress looks to erase theremaining $18 billion deficit from Hurricane Katrina. One congressional proposalwould raise the limit on annual premium increases to 20% from 10% and make itharder for the most flood-prone properties to get coverage. The average floodpremium is about $600 annually; rates go to nearly $6,000 for the highest-riskcoastal properties, the National Flood Insurance Program says.

All this may be a shock to homeowners, who have gotten used to premiums keptstable by the absence of big storms and costly disasters since Hurricane Katrinacaused insured losses of more than $45 billion in 2005. The recession anddecline in home construction also sapped demand for insurance, according toindustry researcher Insurance Information Institute. The average annual premiumfor homeowners' insurance fell 3.8% to $791 in 2008 from 2007, Institute figuresshow. It estimates the average premium rose to $807 last year.

There may be little home owners can do, beyond the usual shopping around.Jack Powers, an independent agent at Gulfshore Insurance in Naples, Fla., sayssome of his customers face rate increases of 20% or more. Still, he advises manyof them to swallow the increases. The alternatives, he says, are smaller,unrated insurers that may not withstand a storm financially.

Roofing rip-offs: Beware of scams, shoddy contractors

Problems with roofers plague consumers across the country. One in three Angie's List members who took an online poll and had roofing work done say they had a problem with their contractor or developed an issue down the line. Of those who detailed their problems, 68 percent mentioned shoddy work as a problem. Others cited trouble with roofing contractors who overcharged them, lacked a license, or took their money and ran.

News reports and attorneys general also warn consumers to be wary of roofing fraud and scam artists. In Jefferson Parish outside New Orleans, for example, a father and son were recently jailed on more than 50 fraud and theft charges for an alleged roofing scam targeting senior citizens.

“April showers” are sometimes much more than just a bit of rain. Spring weather can include a wide range of weather activity - including serious storms with severe winds that can cause serious structure damage and heavy rainfall that can cause over-the-ground flooding, or even flooding from streams and rivers. The storm season is upon us! If you experience damage of any size, these tips may help you get your home back in order more quickly. Keep this advice handy for quick reference.

INSURANCE
• Call your agent as soon as possible.
• Take photographs of the damage.

GETTING HELP FOR YOUR HOME When checking your home or business for damages, watch out for fallen power lines, standing water that may be electrically charged, and wild animals driven into the open.

Plumbing: Check pipes inside and outside your home (i.e. irrigation systems). Within your home, there are usually shut-off valves in specific areas near toilets and under sinks. If necessary, locate the master valve and shut off all water to your home. If sewage is backing up in the shower or under the toilet, it probably means your main sewer line is clogged or broken. Don’t make the problem worse by using other sinks or toilets. Call a professional for assistance.

Roofing: Check your roof for missing shingles. Even if only a few shingles are lost, do not risk life and limb by going onto your roof. Call a professional roofer, contractor or handyman. They have the skills, tools and equipment to do the job safely and properly. Have them do a temporary “fix” to stop rain coming in, until a permanent solution can be arranged.

Electrical: Most damage to electrical systems comes from water. Appliances exposed to water should be disconnected from their power source and serviced before being used. Check for frayed wires and watch for sparks. If you have structural damage or see exposed wires, call an electrician. Keep the power off – there is the possibility of electrocution if you turn the power on yourself. Exterior breaker boxes are typically rain-tight but may not withstand a major storm – if you suspect water has infiltrated the box, call an electrician before turning on the power. Avoid metal fences - they may carry a charge from fallen or dangling utility wires. If a limb or tree has fallen on a power line near your house, turn off the power and call the utility company. If the limb touches your property, it becomes your responsibility. Call an electrician. Do not attempt to cut or clear fallen trees that are around power lines.

FLOODING
For flooding problems, your best plan is to call a professional restoration company. If you decide to do-it-yourself, here are some tips that may help: because of contaminants (such as sewage, oil, pesticides, etc.), take precautions and wear boots, gloves, eye protection, and a respirator; minimize the damage by removing standing water (pump or squeegee the standing water and use a vacuum only if it’s a true wet-dry vacuum); remove everything absorbent that has been contaminated by flood water (carpeting, carpet padding, furniture, drapes, etc.); use air movers and dehumidifiers to dry out the area; throw away all medicines, cosmetics, and foods - even canned goods - if they have been submerged in floodwaters; check for hidden moisture behind wallboards, and take out damaged portions to avoid mold; and clean floors and cabinets by washing them with detergent, then disinfect with a disinfectant from the grocery or hardware store. Remember, keep a photographic (or video) inventory of anything you must throw out.

FIRING UP THE CHAINSAW
Don’t! Felling a broken tree or clearing away a large downed tree can be dangerous. A professional should be contacted.

AUTOMOBILES
Automobiles can easily be damaged by floodwaters, tree limbs, or falling debris. If an automobile is damaged: notify your insurance agent; cover broken windows if the car appears salvageable; and list valuables in your car that have been lost or damaged.

SCAM - ALERT
Unfortunately, storms and natural disasters bring out those who take advantage of the situation. But by following a few practical guidelines, you can help protect yourself from additional loss: try to work with local or known contractors (verify with the Yellow Pages); don’t pay for work until it is finished and you are satisfied (if a reasonable down payment is required, get a written contract detailing all the work to be performed); pay with a check or a credit card. Beware of a contractor who tries to pressure you. If an offer is only good “now or never,” find someone else. Obtain written estimates for all proposed work that include proposed scopes and prices. Also, beware of charity scams that might use a storm to make their pleas for donations more plausible; only give to organizations you know and recognize.

Approximately 34 million pre-1978 housing units contain paint that meets the Federal definition of “lead-based paint” (Source: American Healthy Homes Survey: Draft Final Report for Peer Review: Lead and Arsenic Findings, October 7, 2008).

EPA’s RRP Rule assumes that any house built before 1978 contains lead-based paint, unless the house has been tested for lead-based paint and the results indicate that the house does not contain lead-based paint.

EPA’s Renovation, Repair and Painting Final Rule:

Published April 22, 2008, under the authority of the Toxic Substances Control Act (section 402(c)(3) of TSCA).
After April 22, 2010, the final rule addresses lead-based paint hazards created by renovation, repair and painting activities that disturb lead-based paint in “target housing” and “child-occupied facilities.”

Target Housing is a home or residential unit built on or before December 31, 1977, except:
Housing designated for the elderly or persons with disabilities (unless any child who is less than 6 years of age resides or is expected to reside in such housing).
Any zero-bedroom dwelling (e.g. studio apartments, hospitals, hotels, dormitories, etc).

A Child-Occupied Facility is a pre-1978 building that meets all three of the criteria below:
> Visited regularly by the same child, under 6 years of age.
> The visits are on at least two different days within any week (Sunday through Saturday period), provided that each day’s visit lasts at least 3 hours.
> Combined weekly visits last at least 6 hours, and the combined annual visits last at least 60 hours.

Child-occupied facilities may be located in a public or commercial building or in target housing. These facilities include schools, child care facilities, and daycare centers.

State Authorization: EPA may authorize states, territories and tribes to enforce all aspects of the RRP Rule. Such states are called “Agreement states.” EPA enforces the Rule in non-Agreement states.

The RRP Rule requires that an individual Certified Renovator be responsible for the renovation job regardless of the level of training and certification of the other persons working on the job. This individual Certified Renovator has the following responsibilities.

> Perform work and direct the work of non-certified renovation workers.
> Train all non-certified workers on-the-job in lead-safe work practices.
> Maintain copies of initial and/or refresher training certifications onsite.
> Conduct testing for lead-based paint using EPA-recognized test kits and report findings.
> Remain onsite during the sign posting, work area setup, and cleanup phases of work.
> When not on site, be available by telephone or pager.
> Make sure that the containment is maintained in a way that prevents the escape of dust and debris. This responsibility implies a need to determine which work practices should be used to minimize dust.
> Conduct the cleaning verification procedure to make sure that the work is complete and that the work area is ready to reoccupy.
> Prepare a summary of the work, maintain training and certification records, and certify that all work was done in a lead safe manner.

On the Job Records
The Certified Firm must designate (in writing) a Certified Renovator to be responsible for each renovation job in target housing or a child-occupied facility. This is the logical person to organize and maintain on-the-job records during the work. On the jobsite, the records should be kept in a safe, secure, clean and dry place. Once the project is complete, some records can be filed with other firm records while others may need to be moved to the next job site.

Records to be maintained on site include:
> Copy of Certified Firm and Certified Renovator(s) certifications.
> Non-certified worker training documentation.

Records to be maintained to document the job:
>Copy of Certified Firm and Certified Renovator(s) certifications.
>Non-certified worker training documentation.
>Designation of a Certified Renovator to the job.

The primary function of a restoration contractor that performs emergency mitigation services is to handle the claim professionally, expeditiously, and cost effectively. Professional restorative contractors should understand what it means to be professional when conducting their business. They should also understand the importance of prompt response and quick action to limit the scope of the loss. However, a difficult area to institute and control is how to be cost ef-fective. This is especially true when customers are making demands and expecting quick action concerning what is happening to their home and belongings.

Water damage mitigation that is performed by using the PuroClean QuickDry System (PQDS), focuses not only on stabilizing and reducing further damage, but also includes reducing unnecessary services that increase direct costs. Direct costs are labor, time, and materials that contribute directly to the total dollar amount of sustained damage. The PQDS reduces that total dollar volume by enacting tested and proven procedures while performing water damage mitigation services.

Many water mitigators use a light wand extraction which removes some water and may involve moving all or half of the furniture from a room so that the carpet can be pulled back far enough to remove the cushion (pad). The furniture has to be re-moved from the room so that air fans can be placed under the carpet in a corner to “float” the carpet. The concept of floating the carpet with air makes the room difficult, if not impossible, to occupy. This is a major problem in bedrooms where headboards, footboards, and rails need disassembling, and mattresses and box springs need to be carried into a dry, unaffected area. That is, if any dry areas ex-ist. Under the PQDS, furniture in any affected room only needs to be manipulated enough to extract the water. Furniture is then placed on blocks and tabs to prevent the transfer of furniture stain or the development of rust marks. The time and labor saved in performing this function alone is substantial, espe-cially if multiple rooms are involved.

These PQDS procedures include a new extraction technology that enables water to be removed from the carpet and cushion (pad), simultaneously without disengagement of the installation. This extraction removes 90 to 95% of the total liquid moisture available in the carpet and pad. By removing this quantity of liquid moisture, less time is required to evaporate any remaining moisture by airflow and dehumidification. Most projects are completed on the average within three days.

Removing wet carpet from the installation is risky business. Carpets that are totally saturated are more easily damaged when wet than when they are dry. This is due to the fact that the latex binder between the primary and secondary backings is 50% weaker when saturated with water. Even with the best intentions, removing the carpet tension with a knee kicker or pulling the carpet from the tack strip can often cause rips or tears.

If the carpet is not disengaged, the pad is not removed, and the furniture is minimally disrupted, then the entire cost of new cushion, professional power stretched installation, and furniture remanipulation is not required. This results in a tremen-dous direct cost reduction.

The aggravation, frustration, and total inconvenience of the old process must also be considered as an indirect cost reduction. A non-monetary form of indirect cost is the price that one pays in stress and duress when processing a claim incorrectly which creates fear, suspicion, and distrust on the part of the customer and inevitably the insurance adjuster. The PQDS takes these issues and other factors into consideration when mitigat-ing a water loss.

Structurally, the PQDS employs many cost effective philosophies, for example, drying drywall in place. Many schools originally taught that any initial wicking of water into drywall specifically dictated the removal of baseboard molding, both vinyl and wood, as a necessity to dry the lower wall area. Technicians went so far as to poke holes in the wallboard to increase evaporation and ventilation. Some even sprayed water based antimicrobials into the holes increasing the wetness factor. These actions dictated, providing that the area dried properly, that new baseboards will need to be installed and that the entire room or rooms will require painting to correct the damage done to the surface during the demolition.

The PQDS does not initially require removing baseboards when wetness is detected. PuroClean structural dryers are deployed forcing air directly towards the wet walls drying the area in most cases without removing the molding. This direct airflow against the lower wall dries the baseboard, the wallboard, and the framing structure. Many types of insulation, for example, fiberglass batt, will dry as well. Baseboard molding removal would be necessary only if cellulose or rock wool insulation were present. These materials lose loft and respective R value when wet and compressed. Replacement is war-ranted for these materials.

When comparing the old drying procedure and philosophy to the new PuroClean QuickDry System, there is no contest. Chicago, IL March 10, 2010 – Some of us hate the never-ending task of having to tidy and organize the things in our homes and/or offices. But, according to one local property damage restoration expert, letting things pile up could lead to more than just not having a clear space from which to live or work. It can actually cause injuries and emergency hazards.

"Many may not realize that clutter can actually lead to a number of problematic situations, including falls and other bodily injuries, as well as blocking areas that can prevent one from exiting or entering a building in an emergency" said Scott Majeski of PuroClean Property Restoration Specialists. "The inability to leave a building in an emergency quickly because of cluttered hallways and door entries, or the inability to locate important items like a fire extinguisher, is dangerous. As spring cleaning becomes top of mind for those in the community, we want to offer some tips on how they can de-clutter and make their homes and offices safe"

To prevent injuries and emergency hazards, Majeski suggests the following ways local residents and business professionals can start de-cluttering their homes and offices:

• Start in small increments. When de-cluttering your home or office, it’s best to start with closets or other storage areas first. It is better to have items in your closets than in trafficked areas.

• Cut clutter in the kitchen. The kitchen is probably the most common place where fires start. Your kitchen should always be clear of clutter. And, you should make sure you never have flammable objects near the oven and stove area, such as billing statements, grocery lists and other paper items, as well as dish rags, sponges or other flammable kitchen items.

• Trash junk mail. Some of us have an area in our home or office where junk mail and other unnecessary papers seem to pile up. To avoid the collection of unwanted papers, and the potential of a fire hazard, discard of unwanted mail as soon as you get it. Don’t let it pile up. If you receive a lot of bills and bank statements in the mail, consider paying bills and reviewing statements online only.

• Donate, donate, donate. If you find that you have clothes in your closet that you haven’t worn in six months or longer, it’s best to get rid of them. One way to do that is by donating them. Find a homeless shelter in your neighborhood where you can drop them off. Or, consider having a garage sale to sell clothing and other unwanted items at a low cost.

EPA Lead Rule: Affecting Remediation, Renovation and Remolding Projects in Chicago

In April 2008 the Environmental Protection Agency (EPA) passed a rule that will significantly impact the remediation, renovation and remodeling industry. The Lead: Renovation, Repair and Painting Rule (RRP) changes how contractors can work on certain buildings constructed before 1978.

Effective April 2010, work done on a house or child occupied facility built before 1978 rule may apply regardless of who owns the facility or who is paying for the work.

The RRP requires two separate certifications and specific training.

Certified Firm: The actual company that performs the work must be a Certified Firm. This is a relatively simple administrative process.

Certified Renovator: The Certified Renovator is a named individual who works for a Certified Firm. A Certified Renovator must be assigned to each project and must be present on the job site for certain specific phases of the job. A Certified Renovator may not delegate these specific responsibilities to a non-certified person. The Certified Renovator is also responsible for training all non-certified workers who will be doing actual work on the project. However, non-certified workers may not perform the specific duties required of the Certified Renovator.

Steps for Preventing Frozen Pipes in Chicago

Water is a unique substance. As with most materials, when water cools, its density increases and it settles to the bottom of a container. However, at 32º F, it expands and, therefore, its density decreases! This is why ice floats. This expansion increases the volume of water by about 11% and creates tremendous pressure on its container (between 50,000 and 114,000 psi). Such containers include metal and plastic pipes. No matter the strength of a material, expanding water will cause it to break.

Pipes are especially vulnerable to damage caused by expanding water. Water lines that freeze are usually those directly exposed to severe cold, such as outdoor hose bibs, swimming pool supply lines, or water sprinkler lines. In addition, pipes in unheated interior areas such as basements, crawl spaces, attics, garages, and kitchen cabinets, and those that run against exterior walls with little or no insulation are also susceptible to freezing.

A number of variables contribute to freeze damage: the type of building construction; the quality and quantity of insulation; the decline in temperature; the direction and force of wind; and other weather-related conditions are all contributing factors.

Buildings that are poorly designed and do not withstand severe weather sufficiently can contribute to their own damage. The type and age of the plumbing system is also a factor. Rust or corrosion weakens pipes, making leaks more likely to occur. When freeze-expansion occurs, corroded pipes will often split open. When thawing begins or when the water is turned back on, damage can occur.

During renovation of older homes, blown-in or foam insulation is sometimes added to wall cavities between interior and exterior wall surfaces and between studs. This process may actually insulate heat away from pipes adjacent to the exterior wall surfaces, making them more susceptible to freezing.

Surprisingly, pipe freezing can be a particular problem in the warmer climates of southern states. In these areas, buildings may not be adequately constructed for cold weather conditions. Pipes often run through non-insulated or under-insulated attics, crawl spaces, or walls. If the temperature drops below freezing for even a day, these pipes may freeze and break.

In northern climates, many people go south for the winter. They “winterize” their homes by draining the plumbing system and adding antifreeze to plumbing fixtures. This is an excellent prevention procedure and greatly reduces the possibility of frozen pipes.

Draining of a plumbing system should be thorough and complete. If water lines sag or bow, there may be low spots that are difficult to drain completely. To be most effective, compressed air should be used to blow out the lines. If not properly done, some amount of water will remain in the low points of the lines that can freeze.

Damage generally occurs when the water supply is turned back on. Since most modern plumbing lines are inside walls hidden from sight, a freeze-caused leak is usually discovered only after water has damaged floors, carpet, walls, or ceilings. Occasionally, an occupant hears the sound of spraying water, but by then it may be too late. The leak has already caused some degree of damage.

Winter wind, snow, and ice storms frequently damage electric power lines and equipment, resulting in interruptions of electric power. Most heating systems depend on electricity, and when the power goes off, so does the heat. In severe cold weather, this can result in extensive freeze damage before power is restored.

Following are some tips to help prevent damage from frozen pipes when away from your home for more than a day or two:

1. Shut off the water supply and drain pipes or appliances.
2. Have someone you trust check your home about once per week if you are away.
3. Have emergency numbers handy such as a plumber, electrician, roofer, and PuroClean in case something does go wrong.
4. Protect pipes, fittings, and appliances against freezing with insulation or heat strips.
5. Have your HVAC system serviced before leaving if you will be away for an extended period of time.
6. Set your thermostat no lower than 55 degrees.
7. Before leaving turn off your water heater. (See owner’s manual for procedures.)
8. Install storm windows and/or close shutters to keep in heat.
9. Clean gutters and downspouts to ensure proper water drainage.
10. Service sump pump to ensure proper operation. Adding a backup power source is prudent.
11. Unplug all nonessential electric appliances.
12. Inform local police if you will be out of town.

Drywall investigation expands into US products

WEST PALM BEACH, Fla. – A federal probe of tainted Chinese drywall has broadened because a small number of homeowners are reporting that American-made drywall is causing some of the same problems: a sickening, sulfurous stench and corroded pipes and wiring.

"We are not limited in the scope of our investigation to just Chinese drywall," said Scott Wolfson, spokesman for the Consumer Products Safety Commission, which is conducting the largest investigation in its history after thousands of homeowners complained and filed lawsuits.

The vast majority of complaints still center on China-made gypsum board imported during the recent U.S. housing boom, when domestic building materials were in short supply. And the commission's investigation is focused mainly on the imported drywall, Wolfson said.

But sporadic reports are surfacing from owners of homes built with American drywall, and the symptoms they report are similar to those reported with the Chinese drywall: a rotten-egg odor that makes occupants sick, corrosion of copper pipes, and ruined TVs and air conditioners.

Researchers do not know for certain what causes the chemical reactions, but an MIT scientist said the mixture of gypsum and cellulose, combined with the humid atmosphere, releases sulfurous gases, causing corrosion of copper, brass and silver.

"The only solution is removal of the drywall," Thomas Eagar, an MIT professor of materials engineering, wrote in his report.

Several lawsuits have now been filed against American drywall manufacturers, including National Gypsum and Atlanta-based Georgia-Pacific Corp.

Georgia-Pacific declined to comment on the litigation, but spokesman James Malone said the company had heard no such complaints until now.

Attorney Brian Warwick, who is suing Georgia-Pacific in federal court on behalf of two Florida homeowners, said his clients also heard the reports about Chinese drywall and assumed their homes were built with the imported materials.

He believes reports of tainted U.S. building materials will increase as homeowners realize the problem is not just with some Chinese wallboard.

"All the media keeps focusing on is China, China, China," he said. "So how many people are just dismissing their claims because they see they don't have Chinese drywall, and think they don't have tainted drywall?"

Reports of tainted Chinese drywall began to surface last year, and homeowners who bought houses with the imported materials have filed hundreds of lawsuits against builders, suppliers and manufacturers.

In a report issued Monday, the Consumer Products Safety Commission said its studies found a "strong association" between the Chinese drywall and corrosion. The agency also said it found a possible link between health problems and high levels of hydrogen sulfide gas emitted from the wallboard, coupled with formaldehyde, which is commonly found in new houses.

The commission also recently made public a separate 44-home investigation into homeowner complaints, listed on its Web site as a probe into "imported drywall." In fact, 10 of those homes had American drywall.

Still, complaints about U.S. drywall are greatly outnumbered by those regarding Chinese imports.

Of roughly 2,100 complaints received by the commission, about 25 involve homeowners who reported issues with American wallboard, Wolfson said. That is not enough data to make a determination.

A University of Florida study conducted for CBS News tested new samples of U.S. drywall, new samples of the Chinese material and Chinese wallboard from problem homes.

The scientists found that most of the new U.S. samples released sulfur fumes, but at a lower level than the Chinese product taken from homes. However, the study also found that some American product had higher emissions than some of the new Chinese material.

Spurlock, of National Gypsum, said the company was "quite puzzled" with the University of Florida study.

Some experts have suggested that some homes may have been built with a combination of Chinese and American drywall, but since not all of the wallboard imported from China was labeled, it's impossible to tell what's what. The only solution in that case would be for homeowners to tear the house down to the studs and test everything.

Another theory is that bad Chinese wallboard could be contaminating other materials in the house. The federal government is also looking into that.

Safety During the Holiday Season

The Holiday Season is associated with family get-togethers, great family meals, and beautiful home decorations including lights, candles, and Christmas trees.

According to the National Fire Protection Association, cooking fires are the number one cause of home fires, with Thanksgiving the peak day of the entire year. Nearly all cooking fires start with the ignition of food or cooking oil. Other items normally found in a kitchen help feed the fire - such as cabinets, paper, plastic, and curtains. In 2006, U.S. fire departments responded to 112,500 home structure fires. These fires caused nearly $7 billion in direct property damage. Cooking fires accounted for 40% of all reported home fires. Twelve percent of the fires occurred when something flammable was left too close to cooking equipment.

The CDC and the National Fire Protection Association recommend:
• Stay in the kitchen when cooking. If you must leave the kitchen for any reason, turn off the stovetop.
• If you are simmering, baking, roasting, or boiling food, check it regularly. Remain in the home while food is cooking, and use a timer to remind you to check the food.
• Wear short, close fitting sleeves when cooking. Loose clothing can easily catch fire.
• Never use water to extinguish a cooking fire.
• If oil starts to boil, remove it from the heat source. Simply lowering the heat will not reduce the temperature fast enough.
• Be careful not to overfill pots with oil. You need room in the pan to add food. Overflowing oil can easily catch fire.
• If oil catches fire, use an oven mitt to carefully slide a lid over the pan to smother the fire.
• If oil has overflowed and is burning, get everyone out of the house and call the fire department from outside.
• Keep towels, bags, plastic, and food packaging away from flame and heat.
• Never cook when under the influence of alcohol, drugs, or medication.
• Install smoke alarms if a home does not have them.
• Test smoke alarms monthly and replace batteries as needed.

According to the National Fire Protection Association, Christmas trees (both real and artificial) are the first items ignited in an estimated 300 reported home structure fires per year.

The U.S. Fire Administration offers the following fire safety tips for homeowners:
• When decorating, be sure to use only lights rated for indoor use.
• Replace any lights that have worn, frayed, or broken cords.
• Always unplug Christmas tree lights before leaving the home or going to bed.
• Keep live trees moist by watering daily. Do not purchase a tree that is dry.
• Make sure the tree is at least three feet away from any heat source.
• Safely dispose of the tree when it begins dropping needles - dried out trees are highly flammable.
• Make sure artificial trees are fire retardant.
• Place the tree near an outlet to avoid running long extension cords.
• Do not burn a Christmas tree in a fireplace. They are practically explosive.

Candles around the home often invoke a warm holiday spirit, but they are a significant fire hazard - and a leading cause of residential fires! If you choose to set the mood with candles, use extreme caution.

The National Candle Association recommends:
• Always keep a burning candle within sight - never leave it unattended.
• Never burn a candle near anything that can catch fire.
• Always use a candleholder specifically designed for candles and place on a stable, heat-resistant surface.
• Make sure a candle is completely extinguished and is no longer glowing before leaving it.
• Never use a candle as a night light.

Property damage in Chicago caused by freezing weather occurs more frequently and creates greater damage than is commonly thought. When even a small amount of water enters a structure and freezes, the resulting expansion further damages and weakens the structure, allowing more water to enter. The damage cycle continues until the source problem (the initial entry point) is repaired.

A number of variables, acting separately or in combination, contribute to freeze damage. A drop in temperature, the type of building construction, the amount and quality of insulation, the direction and force of wind, and other weather-related conditions are all contributing factors.

An occupied building is not completely free from freeze-related damages, even when it is constructed to withstand freezing weather and is properly maintained and heated. However, a significant amount of freeze damage occurs when a building is not occupied, especially if the owners are gone for an extended period and the heating system is not on during the freezing weather. In northern climates, many people go south for the winter. They “winterize” their homes before they leave by draining the plumbing system and adding antifreeze to plumbing fixtures. Frequently, this is not completely effective, and the owners find freeze damage when they return.

Back then, to avoid freezing, plumbing lines were commonly run along the inside of interior walls and ceilings, rather than enclosed within the walls. In some cases, many lines simply ran inside of un-insulated walls. During renovation of some old homes, blown or foam insulation has been added into wall cavities between interior and exterior wall surfaces and between each stud. This process, many times, served to insulate heat away from pipes that were located inside of walls and adjacent to the exterior wall surfaces or in attics, actually making them more susceptible to freezing.

The type and age of the plumbing system is also a factor. Rust or corrosion weakens pipes, making leaks easier to occur. When freeze expansion occurs, such pipes will often split open. As thawing begins, or when the water is turned back on, this situation will result in water damage.

There is also a form of direct damage that can occur from extreme cold, even though no moisture is present. Most building materials and personal property are unaffected by cold alone, provided they are dry. Extremely cold temperatures can damage some sensitive computers and other electronic components. In northern climates, temperatures commonly fall below zero and occasionally dip to minus 40 to even 50 degrees. The contraction associated with those extremely low temperatures can congeal Liquefied Petroleum Gas (LPG) and fuel oil, causing heating system failure.

Chlorine Bleach and Mold Clean Up - Let's Set the Record Straight!!!

The Myth.
A myth exists concerning the use and “effectiveness” of chlorine bleach (sodium hypochorite) in the remediation of a mold problem. Mold remediation involves the removal and or clean up and restoration of mold contaminated building materials.

Opposing Views and Confusion.
Chlorine bleach, commonly referred to as laundry bleach, is generally perceived to be an “accepted and answer-all” biocide to abate mold in the remediation processes. Well-intentioned recommendations of the Environmental Protection Agency (EPA) and other federal, state and local agencies are perpetuating that belief. And confusing the issue is one federal agency, the Occupational Health and Safety Administration (OSHA), taking an opposing point of view by NOT recommending the use of chlorine bleach as a routine practice in mold remediation.

Does Bleach Really Kill Mold?
Will chlorine bleach kill mold or not—yes or no? The answer is yes, but with a caveat. That answer comes from The Clorox Company, Oakland CA, manufacturer and distributor of Ultra Clorox® Regular Bleach. The company’s correspondence to Spore°Tech Mold Investigations, LLC stated that their Tech Center studies supported by independent laboratories show that “…3/4 cup of Clorox liquid bleach per gallon of water will be effective on hard, non-porous surfaces against… Aspergillus niger and Trichophyton mentagrophytes (Athlete’s Foot Fungus)”. Whether or not chlorine bleach kills other molds and fungi, the company did not say. The words “hard, non-porous” surfaces” present the caveat. Mold remediation involves the need to disinfect wood and wood-based building materials, all of which are porous materials. Thus, chlorine bleach should not be used in mold remediation as confirmed by OSHA’s Mold Remediation/ Clean Up Methods guidelines. The use of bleach as a mold disinfectant is best left to kitchen and bathroom countertops, tubs and shower glass, etc.

Why Chlorine Bleach is NOT Recommended for Mold Remediation!

Yet the properties of chlorine bleach prevent it from “soaking into” wood-based building materials to get at the deeply embedded mycilia (roots) of mold. The object to killing mold is to kill its “roots”. Reputable mold remediation contractors use appropriate products that effectively disinfect salvageable mold infected wood products. Beware of any mold inspector or mold remediation company that recommends or uses chlorine bleach for mold clean up on wood-based building materials.

Chlorine Bleach Is Active Ingredient in New Mold & Mildew Products.
The appearance of new mold and mildew household products on store shelves is on the rise. Most are dilute solutions of laundry bleach. The labels on these mold and mildew products state that they are for use on (again) hard, non-porous surfaces and not for wood-based materials. Instructions where not to apply the products are varied. A few examples where the branded products should not be applied include wood or painted surfaces, aluminum products, metal (including stainless steel), faucets, marble, natural stone, and, of course, carpeting, fabrics and paper. One commercial mold and mildew stain remover even specifically states it should not be applied to porcelain or metal without immediate rinsing with water and that the product isn’t recommended for use on formica or vinyl.

Caveat Emptor!
Before purchasing a mold and mildew product, read and fully understand the advertised purpose of that product — and correctly follow the use instructions of a purchased product. The labeling claims on these new products can be confusing — some say their product is a mold and mildew remover while another says their product is a mildew stain remover and yet others make similar 'ambiguous' claims. Make double sure that the product satisfies your intended need on the surface to which it is to be applied. If your intention is to kill mold, make sure the product does exactly that and follow the directions for usage. Consumers may find that mixing their own diluted bleach solution will achieve the same results as any of the new mold and mildew products — keep in mind that the use of chlorine bleach is not for use on mold infected wood products including wall board, ceiling tiles, wall studs, fabric, paper products, etc.

Conclusion.
Laundry bleach is not an effective mold killing agent for wood-based building materials and NOT EFFECTIVE in the mold remediation process. OSHA is the first federal agency to announce a departure from the use of chlorine bleach in mold remediation. In time, other federal agencies are expected to follow OSHA’s lead. The public should be aware, however, that a chlorine bleach solution IS an effective sanitizing product that kills mold on hard surfaces and neutralizes indoor mold allergens that trigger allergies.

The Holiday Season is associated with family get-togethers, great family meals, and beautiful home decorations including lights, candles, and Christmas trees.

According to the National Fire Protection Association, cooking fires are the number one cause of home fires, with Thanksgiving the peak day of the entire year. Nearly all cooking fires start with the ignition of food or cooking oil. Other items normally found in a kitchen help feed the fire - such as cabinets, paper, plastic, and curtains. In 2008, U.S. fire departments responded to 112,500 home structure fires. These fires caused nearly $7 billion in direct property damage. Cooking fires accounted for 40% of all reported home fires. Twelve percent of the fires occurred when something flammable was left too close to cooking equipment.

The CDC and the National Fire Protection Association recommend:
• Stay in the kitchen when cooking. If you must leave the kitchen for any reason, turn off the stovetop.
• If you are simmering, baking, roasting, or boiling food, check it regularly. Remain in the home while food is cooking, and use a timer to remind you to check the food.
• Wear short, close fitting sleeves when cooking. Loose clothing can easily catch fire.
• Never use water to extinguish a cooking fire.
• If oil starts to boil, remove it from the heat source. Simply lowering the heat will not reduce the temperature fast enough.
• Be careful not to overfill pots with oil. You need room in the pan to add food. Overflowing oil can easily catch fire.
• If oil catches fire, use an oven mitt to carefully slide a lid over the pan to smother the fire.
• If oil has overflowed and is burning, get everyone out of the house and call the fire department from outside.
• Keep towels, bags, plastic, and food packaging away from flame and heat.
• Never cook when under the influence of alcohol, drugs, or medication.
• Install smoke alarms if a home does not have them.
• Test smoke alarms monthly and replace batteries as needed.

According to the National Fire Protection Association, Christmas trees (both real and artificial) are the first items ignited in an estimated 300 reported home structure fires per year.

The U.S. Fire Administration offers the following fire safety tips for homeowners:
• When decorating, be sure to use only lights rated for indoor use.
• Replace any lights that have worn, frayed, or broken cords.
• Always unplug Christmas tree lights before leaving the home or going to bed.
• Keep live trees moist by watering daily. Do not purchase a tree that is dry.
• Make sure the tree is at least three feet away from any heat source.
• Safely dispose of the tree when it begins dropping needles - dried out trees are highly flammable.
• Make sure artificial trees are fire retardant.
• Place the tree near an outlet to avoid running long extension cords.
• Do not burn a Christmas tree in a fireplace. They are practically explosive.

Candles around the home often invoke a warm holiday spirit, but they are a significant fire hazard - and a leading cause of residential fires! If you choose to set the mood with candles, use extreme caution.

The National Candle Association recommends:
• Always keep a burning candle within sight - never leave it unattended.
• Never burn a candle near anything that can catch fire.
• Always use a candleholder specifically designed for candles and place on a stable, heat-resistant surface.
• Make sure a candle is completely extinguished and is no longer glowing before leaving it.
• Never use a candle as a night light.

• Plug cooking appliances directly into an outlet. Never use an extension cord for a cooking appliance, as it can overload the circuit and cause a fire.

• Inspect walls and ceiling near your furnace and along the chimney line. If the wall is hot or discolored, additional pipe insulation or clearance may be required.

Chicago, IL (Grassroots Newswire) August 19, 2009 -- Natural disasters, regardless of their scope, are all unpredictable, potentially dangerous events. But among all of the damage they are known to cause, one of the most detrimental and often overlooked consequences of the storm can be the adverse health effects it causes its victims.

Consider discarding porous, non-cleanable items such as carpeting and carpet padding, upholstery, wallpaper, drywall, floor and ceiling tiles, insulation material and clothing.
• Clean Thoroughly – Thoroughly clean mold off of hard surfaces such as floors, stoves, sinks, toys, countertops, flatware and tools. Never mix bleach with ammonia or other cleaners, as they can create toxic fumes and deadly agents. Also, be sure to wear rubber boots, rubber gloves, eye protection and an N95 mask when cleaning.
